We do review your credit history, but the service we use typically only results in a “soft-pull” that is unlikely to affect your FICO score.

If you signed a 3, 6, or 12-Month Lease, then rent is due on the 1st of each month. If you’re a college student with a Semester Lease, then rent is due upfront for the semester.
We prefer college students to pay by the semester. If you decide to pay by the semester, then you are required to pay upfront for each semester.
If you don’t pay rent by the 5th of the month, then you will be charged a late fee of $10 for each day your payment is late after the 5th of the month. If payment plus late fee(s) is not paid, you will be evicted and you forfeit the refund of your security deposit.
Yes. In our efforts to continue striving to create a safer living environment for you, we require all residents to carry an active renters insurance policy during their lease term. Requiring renters insurance has become a common practice throughout both on and off-campus student housing and most rentals to adequately protect people's belongings such as textbooks, phones, electronics and other valuables.
A renters insurance policy also works to protect you from liability exposure created while you’re a resident such as negligent damage to the property, negligent damage to another resident's property, or even injuries to guests while visiting. Renters insurance provides peace of mind and protection from the unforeseen events that sometimes occur.
If you don't have renters insurance, we offer coverage for as little as $12/mo with our insurance provider, MSI. You can purchase a new renters insurance policy or enter your existing policy information from an alternate provider through our Resident Center Portal once you sign a lease with us and create your Resident Center account.
A lot has changed since mom and dad went to college and started their career. The individual lease is one of the latest changes! With this type of lease, you are only responsible for your rent. You're not liable for the roommates' rent at all! Unlike a traditional lease or a joint lease, if your roommate moves out, you have nothing to worry about.
Our goal is to make moving in easy and simple. Only 3 things need to be paid before you move in:
- Application Fee: $50 (non-refundable)
- Security Deposit: $300 (refundable)
- First Month's Rent: $600
- Cleaning Fee: $100 (non-refundable)
In the event that you are locked out or lose the key to the property or your room, you will be charged a $25 key replacement fee for each key.
We schedule group showings on Fridays, Saturdays, or Sundays. You will be given a date and time for upcoming group showings as they become available. In the mean time, you can view a virtual tour of each of our properties by going to our Portfolio.
We suggest that you bring:
- Bedding (for a twin-sized bed) and Pillows
- Toiletries (ie. Towels, Rags, Soap, etc.)
- Decorations to make your new room feel like home!
